A word on the cheapest line, because it matters. Cockroach gel from ₹599 is real and it works — gel bait is genuinely the right tool for a Delhi kitchen. What is not real is the ₹100–₹200 “full ghar spray” the man on the cycle offers in Laxmi Nagar or Uttam Nagar. That is one bottle of diluted whatever, no warranty, no follow-up, gone in a week. Charges by home size: 1 BHK to bungalow

The second question after “what’s the rate” is always “par mera ghar bada hai” — but my house is bigger. Correct. Most treatments scale with floor area and the number of rooms, because more square feet means more chemical, more time and more surfaces to cover. Notice termite climbs fastest. That’s because anti-termite work is priced on the perimeter of the building — how many running feet of wall need drilling and chemical injection — not just the carpet area. A ground-floor house with a big footprint costs far more than a third-floor 3 BHK of the same room count, because the termites come up from the soil. • Number of follow-up visits. Bed bugs and termites need return visits baked in. A price with follow-ups included beats a cheaper price where each return trip is billed again.
• Access and floor. A fifth-floor walk-up, a packed warehouse, a kitchen that can’t be emptied — awkward sites take longer.

And here is what should not change your price: your pin code being a “posh” one. The chemical and labour to treat a 2 BHK in Saket are identical to a 2 BHK in Uttam Nagar. If a quote jumps purely because the address is Greater Kailash or Vasant Vihar, that’s pricing your address, not your problem. A straight company charges by the work.

One-time vs AMC: which is actually cheaper?

This is the decision that saves or wastes the most money. A one-time treatment fixes today’s problem. An Annual Maintenance Contract (AMC) from ₹2,999/year spreads 3–4 scheduled visits across the year with free re-treatment in between. For a single isolated issue — bed bugs after a guest left them behind — one-time is right. But for the everyday Delhi mix of cockroaches, ants and the monsoon mosquito surge, paying per call adds up fast. Run the numbers across a year and the AMC usually wins.

The other thing the AMC buys you is the free re-treatment clause: if pests reappear between scheduled visits, the team comes back at no charge. With one-time jobs you’re paying again. For societies and RWAs the logic is even stronger — a whole-complex contract is cheaper per flat than every household booking separately, and it stops the “my flat’s clean but next door is a swamp” problem. GST, and what’s included vs what costs extra

Here is where a “₹999” quote quietly becomes ₹1,400 at the door, so read this bit slowly. Professional pest control in India attracts 18% GST. A registered company shows it as a separate line and gives you a proper GST invoice — which you need anyway if you’re claiming it for an office or a restaurant. If someone quotes “all-in cash, no bill,” you’re saving the tax but losing every protection: no warranty you can enforce, no audit-ready records, nothing to show an FSSAI inspector. For a home that might be a gamble you take; for any business it’s a false economy.

The bigger trap is the line between “included” and “extra.” A clear company tells you upfront. Here’s the usual split in 2026:

Two honest red flags. First, a price with no warranty written down — verbal “guarantee” means nothing. Second, “per-room” pricing that wasn’t mentioned until the technician is counting your rooms. How to read a quote without getting overcharged

After all these years, my advice is boringly simple: get the quote to name four things, in writing, before anyone starts. One, the exact treatment and method (gel? spray? drill-and-fill?). Two, what it covers — which rooms, which pests, how many follow-ups. Three, the warranty period and what voids it. Four, the final number with GST. If a quote has those four, you can compare it fairly against the next one. If it’s just “₹999 sab ho jayega,” you’re buying a surprise.

Don’t automatically pick the cheapest, and don’t assume the dearest is the safest either. The ₹200 spray-man is too cheap to be doing real work; the ₹6,000 “premium” cockroach job for a 1 BHK is overcharging for the address.
