Sector 11 is a dense band of CGHS group-housing societies sitting close to the Metro, most running big shared overhead tanks of 5,000-10,000L feeding several stacks of flats, plus an underground sump per block. Supply is DJB piped with a society borewell kept as backup, so tanks collect a mix of fine grit from the mains and mineral sediment from the borewell. Over a year that settles into a soft sludge layer at the tank floor and a scale film on the walls. The DDA flat rows on the quieter internal lanes tend to have smaller individual tanks that scale faster because they sit exposed on the terrace. That combination means most cleaning here is either a full society shared-tank job or a quick per-flat visit.
Because the society blocks share a single riser, we schedule tank draining for mid-morning after the second supply hour so residents lose the least water. RWAs usually book the whole society in one slot and we bring a two-person crew to finish overhead plus sump the same day.
For a standard 1000-litre overhead tank, the whole job takes about 90 minutes from doorbell to pack-up. Underground sumps take longer — usually 2 to 2.5 hours depending on sludge. You don’t need to provide anything: we bring our own water for the rinse, vacuums, jet pumps, food-grade disinfectant and gloves, and send before/after photos on WhatsApp.
A typical Sector 11 CGHS block has one 7,000-8,000L overhead tank feeding four floors, and by the time an RWA calls us the floor sludge has started clouding the morning supply. We drain it, scrub the walls and floor by hand, vacuum out the sediment, then do an anti-bacterial rinse before refilling. For a single shared overhead tank of that size the cost sits around ₹2,500-3,000, and if the block wants the underground sump done in the same visit the combined overhead-plus-sump job runs ₹4,500-6,000. Split across the flats in the block that works out to roughly ₹120-180 per flat, which is why most societies here treat it as a scheduled annual expense rather than a per-flat call.
Not every home in Sector 11 sits under a society tank — the DDA flat rows and independent builder floors on the internal lanes usually have their own 500-1,000L terrace tank. These scale quickly because they bake in the sun, so we see a lot of one-off descaling calls here, especially around move-in time when a new tenant wants the tank done before filling it. A single individual flat tank is ₹699-1,499 depending on size and how heavy the deposit is. “How long does a Sector 11 society shared tank take?” A single 7,000-8,000L overhead tank takes about 60-90 minutes end to end. If the block adds the underground sump, budget half a day for the two-person crew to finish both.
“Will the whole society lose water while you clean?” Only the block you are cleaning is off supply, and we time the drain for after the mid-morning supply hour so tanks are already topped up. Most residents barely notice.
“Can you do just my DDA flat and not the whole block?” Yes. An individual terrace tank is ₹699-1,499 and we can usually come same day without needing the RWA to organise anything.
