Dwarka is unlike any other part of Delhi we work in. 29 sectors, mostly planned, mostly built between 1995 and 2010 — which means almost every building you see here is on its first or second generation of water tanks. And those tanks have been working hard.
Most Dwarka residents are on a 50-50 mix of Sonia Vihar pipeline (treated DJB water) and DDA borewells. The pipeline runs for 4-6 hours a day; the borewell fills in when supply drops. This mixed-source pattern is the single biggest reason Dwarka tanks scale up faster than tanks in central or south Delhi — the mineral content fluctuates daily, and what settles on the tank walls is a mixed deposit that needs proper jet-wash removal, not just a rinse.
For a single 1000-litre overhead tank in a Dwarka flat, the job takes about 90 minutes from doorbell to packing up. Builder floors and individual kothis are roughly the same.
What takes longer in Dwarka is the cooperative group housing societies. These typically have 4-8 shared rooftop tanks of 2000-3000 litres each, serving the whole building. Cleaning the full set takes 3-4 hours with a 2-person crew. Most buildings prefer to do this on a weekday morning when the maintenance lift is free.
About 60% of our Dwarka work is cooperative group housing societies. The pattern is almost always the same: a 200-flat society has 6-8 shared rooftop tanks. The RWA budget for “tank cleaning” got skipped for the last 3-4 years because the water “looks fine”. One resident finally complains. The RWA hesitates, asks for quotes from 3 vendors, picks the lowest, gets a half-job done, more residents complain.
What we recommend for these buildings: skip the lowest quote. Insist on photos before and after. Insist on the 6-step process (drain, sludge removal, vacuum, jet wash, anti-bacterial wash, certificate). The actual cost difference between a proper job and a “quick rinse” is ₹500-800 per tank — on a 200-flat society, that’s ₹20-30 per flat per year. Not a lot to argue about.
“We live in a Dwarka cooperative group housing society. The RWA hasn’t done tank cleaning in 4 years. Can individual flat owners book us in?” Most Dwarka societies have shared rooftop tanks, which means the booking technically needs RWA approval. What usually happens: one frustrated resident calls us, we talk to the RWA secretary, and we end up doing the whole building. The flat owner only pays their share later. We’ve done this hundreds of times in Sec 6, 10, 11, 22, 23.
“Does Dwarka groundwater really need more frequent cleaning than other areas?” Yes. Most of Dwarka still depends partly on borewell water along with the Sonia Vihar pipeline. The borewell water in Dwarka has high TDS, which leaves a layer of scaling inside the tank within 4-5 months. We recommend cleaning every 4 months in Dwarka, not 6.
“Some Dwarka sectors have tight access — Sec 1, Sec 14, the older lanes. Can your crew reach those?” Yes. For tight Dwarka lanes, our crew parks at the society gate and walks in with hand-carried equipment — the jet pump, wet vacuum, and chemicals all fit in two trips. Adds 5-10 minutes to the job, doesn’t change the price.
