Society & RWA Water Tank Cleaning in Delhi

What makes society and RWA tank cleaning different

A single kothi tank cleaning is one visit, one crew, one bill, one customer. An apartment society or RWA is something else entirely: multiple tanks across multiple towers, dozens of flats affected by water cutoff, a maintenance committee that needs to approve and schedule, and a single GST invoice to the society treasurer rather than individual flat owners.

We’ve cleaned tanks at dozens of Delhi societies — from small 12-flat RWAs in CR Park to larger 200-flat condominiums in Saket District Centre. Each one needs coordination, not just cleaning skill. That’s the part most water tank cleaning services in Delhi don’t handle well.

How we work with societies

  1. Initial survey — one of our team visits the society, counts tanks (overhead + underground sumps), measures capacities, and gives the maintenance committee a written quote. Free, no obligation.
  2. Scheduling — we work around your society’s peak water hours. Most societies prefer 11 AM-3 PM (after morning fill-up, before evening rush). For very large societies, we split across 2 days so no tower goes without water more than 90 minutes.
  3. Resident notice — we provide a printable notice template the committee can post in lifts and noticeboards 48 hours before, so residents store water.
  4. Cleaning day — full crew arrives at the agreed time. We close one tower’s water supply, clean its overhead tank (and sump if applicable), then move to the next tower. Each tower’s supply is restored as soon as its tank refills.
  5. Documentation — before-and-after photos of every tank, signed service certificate for the committee’s records, single GST invoice (society’s name), and FSSAI-format report if needed for food-handling buildings (e.g., cafeterias inside the society).

Society and RWA pricing

For societies, we price per 1000-litre capacity rather than per tank. This is fairer for buildings that mix small flat-tanks with large shared sumps.

Example: a typical 4-tower South Delhi society with 4 overhead tanks (3000L each = 12,000L) + 2 shared underground sumps (10,000L each = 20,000L) would pay approximately ₹8,400 (overhead) + ₹20,000 (sumps) = ₹28,400 per visit, with annual contract pricing bringing it to ₹24,140 per visit, ₹48,280/year for biannual cleaning. Single GST invoice, paid by the society treasurer.

Why societies usually have water quality complaints

Residents in apartment societies complain about water taste, smell, or visible particles more than residents in standalone houses. Three structural reasons:

1. Shared tanks get neglected. Individual flat owners assume the RWA handles it. The RWA committee assumes the maintenance manager handles it. The maintenance manager only acts when there’s a complaint. Result: tanks get cleaned every 2-3 years instead of every 6 months.

2. Larger tanks have more biofilm surface area. A 5000L society tank has 8-10x the inside-wall area of a 500L flat tank, which means 8-10x more biofilm and 8-10x more bacteria, even if cleaned at the same frequency.

3. Distribution lines are longer. Water sits in pipes between the rooftop tank and individual flats — especially on top floors where it’s used heavily and lower floors where it’s used less. Stagnation = bacterial growth, even if the tank itself is clean.

For these reasons, we recommend society tanks be cleaned every 4 months, not 6.

Common questions from RWA committees

“Can we get a single GST invoice for the whole society?” Yes — that’s the default for society jobs. Invoice in the society’s registered name, paid by the treasurer through cheque, NEFT, or UPI. We’re GST-registered (KaamGenie Private Limited, CIN U74909DL2026PTC466750).

“How do you avoid disrupting residents during cleaning?” We split large societies across 2 days so no tower’s water is off for more than 90 minutes. We give residents 48-hour notice so they store water. We schedule around peak hours (morning baths, evening cooking). For very disruption-sensitive societies, we’ve done night cleanings between 10 PM-6 AM.

“What documentation do we get for our records?” Before/after photos of every tank cleaned, signed service certificate, GST invoice, and an annual maintenance log if you’re on a contract. All sent on WhatsApp and email.

“Are your crew insured for working at heights and confined spaces?” Yes — KaamGenie Private Limited carries crew liability coverage. Documentation can be shared with the society’s insurance team on request.
