What is overhead water tank cleaning?

Overhead water tank cleaning is the process of fully emptying, scrubbing, vacuuming, disinfecting, and rinsing the plastic tank installed on your rooftop. It’s the single most-booked service in Delhi for two reasons: every house, flat, and society building has at least one rooftop tank, and these tanks build up sediment, algae, and biofilm faster than people realise — especially in Delhi where supply water carries silt, post-monsoon dust, and high TDS from borewell sources.

Most Delhi households have one of three types: a 500-litre flat tank (older DDA flats, single-family use), a 1000-litre kothi tank (mid-size plot houses, joint families), or a 2000-5000L society tank (apartment buildings, shared by multiple flats). The cleaning process is the same for all sizes — what changes is time and price.

Our 6-step overhead tank cleaning process

Same process for every job, every tank, every customer. No shortcuts.

  1. Drain — we pump out remaining water through a dedicated hose. Leftover water gets directed to your garden or drain (your choice).
  2. Manual scrub — soft food-grade brushes on the inside walls, floor, and inlet pipe. Loosens biofilm and mineral deposits.
  3. Vacuum — industrial wet vacuum sucks out the sediment slurry. Anything left in the tank now is just water.
  4. High-pressure rinse — jet wash to flush out any remaining particles. We collect all rinse water and direct it away from drinking lines.
  5. Disinfect — food-grade chlorine or hydrogen peroxide solution (your preference), 10-minute contact time. Kills bacteria, algae, biofilm.
  6. Final rinse — clean water rinse to wash out disinfectant. Tank is then refilled with your fresh DJB/borewell supply.

Total time: 75-90 minutes for a standard 1000L tank. Larger 5000L+ tanks take 2-2.5 hours.

Why overhead tanks get dirty faster than people think

The visible water in your tap looks fine for months. Meanwhile, inside your rooftop tank, three things are happening:

1. Sediment settles at the bottom. Delhi’s DJB supply carries silt, especially during monsoon (June-September). After the water settles in your tank, the silt drops out and forms a layer at the bottom. By month 6, it’s usually 1-2 inches thick. By year 2, it can be 4-5 inches — reducing your tank’s usable capacity.

2. Biofilm grows on walls. Even chlorinated DJB water has bacteria. Combined with the warm temperatures inside a black plastic tank exposed to Delhi sun, bacteria multiply and form a slimy biofilm on the inside walls. This is what makes your water smell “off” even when it looks clear.

3. Algae grows if there’s sunlight leak. Old tanks with cracked or transparent lids let sunlight in. That’s all algae needs to start growing — you’ll see green or brown streaks on the inside walls within weeks.

For South Delhi homes on DJB supply, we recommend cleaning every 6 months. For borewell-fed houses (Vasant Kunj, Chattarpur, kothis with old wells), every 4 months because of the higher mineral and sediment load.

You don’t need to provide anything — we bring our own brushes, vacuums, jet pumps, disinfectant, gloves, and the food-grade chemicals. We even bring a backup small power source if your rooftop doesn’t have a socket.

Common questions about overhead tank cleaning

“How often should I clean my overhead tank?” Every 6 months for DJB-supplied homes, every 4 months for borewell or tanker-fed homes. Annual cleaning is the absolute minimum we’d recommend even for newer tanks — below that, sediment and biofilm get bad enough to start affecting water taste and smell.

“Will my water taste different after cleaning?” Yes — cleaner. Most customers tell us they notice the difference within the first 1-2 days, especially in the morning fill-up water. The chlorine smell from the disinfection step fully clears within 4-6 hours.

“Can you clean if my tank is on a 4th-floor rooftop with no lift?” Yes — we carry equipment by hand for up to 6-floor walk-ups. No additional charge for stairs.

“Do you provide a service certificate?” Yes — signed certificate sent on WhatsApp and printable PDF on request. Useful for society audits, FSSAI compliance, or just personal records.

“What if my tank lid is broken or missing?” We bring replacement lids in standard sizes (500L, 1000L, 2000L). Replacement is ₹500-700 depending on size, added to your job total only if you want it done. Old, cracked lids let in dust, insects, and rodents — replacement is worth it.
