Tara Apartments is a piece of Delhi housing history — low-rise brick clusters from the cooperative-society era, designed as a community and still run as one. Its water system matches its age: shared underground sumps feeding large rooftop RCC tanks per cluster. RCC tanks are a different animal from plastic — porous surfaces, internal corners where sediment packs hard, and hairline cracks that have opened over forty-plus years of Delhi summers.
The society has cleaning cycles on paper, but RCC needs more than a rinse-and-drain — the corner sediment pockets and rough walls hold onto sludge that quick jobs leave behind. When we open these tanks, the difference between a swept surface and a scrubbed one is obvious in the photos.
For a standard 1000-litre overhead tank, the whole job takes about 90 minutes from doorbell to pack-up. Underground sumps take longer — usually 2 to 2.5 hours depending on sludge. You don’t need to provide anything: we bring our own water for the rinse, vacuums, jet pumps, food-grade disinfectant and gloves, and send before/after photos on WhatsApp.
RCC tanks like Tara’s cannot be treated like plastic ones. The concrete surface is rough, so sediment bonds to it; the corners are square, so sludge packs into them; and hairline cracks hide under the waterline. Our crew scrubs the walls and floor mechanically, extracts the corner deposits by hand where the vacuum cannot reach, jet-washes, and disinfects with food-grade solution. Every crack, spall or exposed rebar we find is photographed and mapped for the society — the early warning that lets the RWA repair a tank before it starts leaking into the slab.
Because Tara’s sumps and roof tanks are shared per cluster, we work the way the society is organised: a schedule agreed with the office, one cluster at a time, sump and roof tank done in sequence so residents keep supply from the adjacent system while theirs is cleaned. Society pricing is ₹1,500 per tank and ₹1,499 per sump, with a compiled photo-and-condition report per cluster delivered to the management committee — the kind of record a cooperative society actually files and acts on.

“Our RCC tanks are decades old. Can they even be cleaned safely?” Yes — RCC needs gentler pressure and more manual scrubbing than plastic, which is exactly how we work them. We avoid aggressive jetting on aged concrete and instead scrub and extract by hand, and we photograph any crack or spalling we find for the society’s records.
“Will you report tank condition to our management committee?” Yes. Each cluster’s report includes before-and-after photos plus condition notes — cracks, corner damage, valve wear. Several old societies use our reports as the basis for their repair budgets.
“What does a full cluster clean cost?” At the society rate of ₹1,500 per tank and ₹1,499 per sump, a typical Tara cluster with one sump and two RCC roof tanks is ₹4,499. We quote the whole society as a single scheduled package with an annual-contract discount.
