Golf Links houses are among the most valuable residential property in India — large plots, meticulously renovated classics and diplomat residences backing onto the golf course greens. The water systems are correspondingly engineered: basement sumps sized for the household plus staff quarters, booster or pressure pumps, water softeners on many lines, and rooftop tanks feeding multiple bathrooms and garden connections. Owners here do not call when something breaks; they book maintenance through estate managers on a calendar, and they expect the crew that arrives to look and work like professionals.
The colony’s specific quirk is the softener. Where a softener sits between sump and roof, owners assume scale is handled — but softeners protect the pipes and geysers, not the sump upstream of them, and the sump still collects NDMC line sediment and the occasional organic matter that large garden plots wash toward below-ground tanks. Trees overhanging from the golf course side also mean leaf litter and pollen on terraces, which finds its way into any tank lid that isn’t perfectly seated.
For a standard 1000-litre overhead tank, the whole job takes about 90 minutes from doorbell to pack-up. Underground sumps take longer — usually 2 to 2.5 hours depending on sludge. You don’t need to provide anything: we bring our own water for the rinse, vacuums, jet pumps, food-grade disinfectant and gloves, and send before/after photos on WhatsApp.
Our Golf Links work runs almost entirely on standing schedules: an annual or six-monthly slot held for each house, booked and managed by the estate manager, with the same documented sequence each time — sump drained, de-silted and disinfected at ₹1,499; booster intake and floats inspected; each rooftop tank cleaned at ₹699–899 by size; softener line worked around and its condition noted. The report is a dated photo set of every vessel, before and after, delivered to the manager and owner. Houses that keep the schedule never have a water event worth mentioning, which in Golf Links is precisely the point.
Two things we consistently find under Golf Links’ polished surfaces. First, sumps upstream of water softeners carrying years of silt — the softener has kept taps and geysers pristine, so nobody suspected the sump; we drain and scrub it back to bare, clean concrete or lining. Second, terraces along the golf-course edge collecting leaf litter and pollen that works into rooftop tanks through hairline lid gaps; we re-seat lids, flag any that need replacing, and clear the organic film that the debris feeds. Both are quiet, slow problems — and both disappear entirely on an annual service cycle.
