Sarojini Nagar is living through two realities at once. The market roars on — export-surplus stalls, Babu Market’s shops, the food lanes — while around it the old CPWD residential blocks are being progressively emptied and demolished for NBCC’s high-rise redevelopment. The blocks still occupied run the classic arrangement: shared RCC tanks on each stairwell serving the quarters below, NDMC supply, GI risers as old as the colony. Market-side buildings add another layer, mixing shop storage and stall inventories on lower floors with residences above, all off the same stairwell tank.
Redevelopment is the multiplier. Demolition and construction throw fine cement and demolition dust across the whole colony, and it settles into every tank whose lid is open, cracked or simply old — which in blocks awaiting their own redevelopment turn is most of them. Residents describe grey film on stored water and grit at the tap. Tanks here now need cleaning at two or three times the pace of a normal colony, for as long as the construction phase lasts, and the families still in occupation pool per stairwell to keep up.
For a standard 1000-litre overhead tank, the whole job takes about 90 minutes from doorbell to pack-up. Underground sumps take longer — usually 2 to 2.5 hours depending on sludge. You don’t need to provide anything: we bring our own water for the rinse, vacuums, jet pumps, food-grade disinfectant and gloves, and send before/after photos on WhatsApp.
Cement dust is a worse tank contaminant than ordinary dirt — it partially sets on wet surfaces, bonding a grey crust to RCC tank walls and floors that draining will never shift. “The NBCC construction has put grey dust in our water. Can it be fully removed?” Yes, but it needs mechanical scrubbing — cement dust bonds to wet RCC walls and won’t rinse out. We scrub the crust off, remove all sludge, and disinfect. Near active work zones we suggest cleaning every four months until the construction phase passes.
“Our block is due for redevelopment eventually. Is it worth cleaning the tank now?” If families are living there, yes — you’ll drink from that tank every day until handover, which is often years away. A ₹899 clean split across a stairwell costs each quarter very little for clean water in the meantime.
