Overhead vs Underground Tank Cleaning

Lodhi Colony — the CPWD-maintained government colony behind the street-art blocks, where tank interiors fall between agency schedules. Allottee families pool for our block-shared RCC tank cleans. Starting ₹699.
Lodhi Colony is Delhi’s most photographed government housing — the low-rise whitewashed blocks of the Lodhi Art District — but the murals stop at the walls. Up on the stair towers, each block carries shared RCC overhead tanks serving all the quarters below, fed by reliable NDMC supply. CPWD maintenance keeps the structures sound, yet tank interiors sit in a gap between agencies: structural upkeep is formally scheduled, but nobody’s file covers scrubbing the inside of the block tank on any regular cycle. Allotted families have worked out the answer themselves — pooling across the block for a private clean between official cycles.
RCC tanks age differently from plastic. Decades of NDMC water leave mineral layering bonded to the concrete walls, and older tanks develop rough, pitted internal surfaces where sediment lodges and biofilm anchors — problems that draining alone never touches. These need mechanical scrubbing and proper high-pressure washing, which is exactly the job our crews are equipped for. One visit per block, split among the quarters, keeps everyone’s supply clean until the next pooled round.
For a standard 1000-litre overhead tank, the whole job takes about 90 minutes from doorbell to pack-up. Underground sumps take longer — usually 2 to 2.5 hours depending on sludge. You don’t need to provide anything: we bring our own water for the rinse, vacuums, jet pumps, food-grade disinfectant and gloves, and send before/after photos on WhatsApp.
The Lodhi Colony arrangement that works: one resident per block collects a share from each quarter, books us once, and we clean the block’s shared RCC tanks in a single visit — full drain, manual de-sludging, mechanical scrubbing of the concrete walls, high-pressure rinse and food-grade disinfection. Shared block tanks are typically 501–1,000L or larger, so ₹899 covers most, with bigger RCC units quoted on size. Every participating family receives the dated before-and-after photos on WhatsApp, which also serves as the block’s informal record of when the tank was last done.
CPWD’s remit in Lodhi Colony runs to structure, plumbing repairs and the periodic works order — not to the regular interior hygiene of the block tank, and official cleaning cycles, when they come, can be years apart. Meanwhile the colony’s GI risers, many original to the blocks, shed rust that settles onto the tank floor and stains the concrete. Our service slots into that gap without stepping on the official system: we clean interiors only, touch no structural elements, document everything with photos, and leave a dated service note the block can show the JE if asked. Same-day service across the colony if you call before 10 AM.
“We’re allottees, not owners. Can we still get the block tank cleaned privately?” Yes — this is the norm in Lodhi Colony. Interior tank cleaning is hygiene maintenance, not a structural alteration, so blocks routinely pool for it between CPWD cycles. We leave a dated, photographed service record the block can keep on file.
“How is the cost split across a block?” However the block prefers. Most collect a flat share per quarter — a ₹899 clean split across six or eight quarters comes to very little per family. One resident coordinates access to the stair tower and we handle the rest in one visit.
“Our RCC tank walls look stained and rough. Can that actually be cleaned?” Yes, but it needs mechanical work — scrubbing and high-pressure washing, not just draining and chlorine. We remove the loose mineral layering and biofilm, and if we find genuine structural issues like cracks or exposed rebar, we photograph them for the block to raise with CPWD.
