HUDCO Place is the opposite of the ad-hoc pockets around it — a genuinely planned complex where mid-rise blocks each run an underground sump feeding a battery of large tanks on the roof, and an active RWA actually owns the maintenance calendar. The scale is the challenge: multiple 5,000L-class RCC and plastic tanks per block plus the sumps below, serving hundreds of families who cannot all be without water at once.
What RWAs here want — and get from us — is process: a block-by-block schedule agreed in advance, tanks cleaned in sequence so supply never fully stops, and a dated photo-and-checklist report per tank that goes into the society’s maintenance file for the AGM.
For a standard 1000-litre overhead tank, the whole job takes about 90 minutes from doorbell to pack-up. Underground sumps take longer — usually 2 to 2.5 hours depending on sludge. You don’t need to provide anything: we bring our own water for the rinse, vacuums, jet pumps, food-grade disinfectant and gloves, and send before/after photos on WhatsApp.
A complex this size cannot shut its water off for a cleaning drive, so we sequence it: one block’s roof battery at a time, tanks within the battery done in rotation so the block stays supplied from the units not being cleaned, sump cleaned while the roof tanks carry the load. A full block typically completes in a day. The society rate is ₹1,500 per tank and ₹1,499 per sump, quoted as a single RWA package with the schedule agreed before the first tank is drained.
HUDCO Place’s RWA runs on records, and so do we. Every tank gets a before photo, a sludge-removal photo, an after-disinfection photo and a checklist entry — tank ID, capacity, condition notes, anything we flagged like hairline cracks in the older RCC units or worn float valves. The compiled report goes to the RWA on WhatsApp and email the same week. Societies here typically move to a fixed twice-yearly cycle with us once the first documented round is done.

“What does a full block at HUDCO Place cost to clean?” Society bookings run ₹1,500 per tank and ₹1,499 per sump. A typical block with a sump and four roof tanks comes to ₹7,499, and we quote the whole complex as one package with a discount for an annual two-cycle contract.
“Will the block be without water during the clean?” No — we rotate through the tank battery so part of the supply stays live throughout, and the sump is done while roof tanks carry the load. Residents mostly notice nothing except the notice the RWA circulates.
“Do you provide records our RWA can keep on file?” Yes — per-tank photo sets and a condition checklist, compiled into a dated report for the society’s maintenance file. It is exactly the paperwork managing committees need when residents ask what the maintenance fund paid for.
