The pest control AMC isn’t a marketing gimmick — the math actually works out in your favour, and the gap widens the bigger your property gets. Let’s look at a typical 2 BHK Delhi flat over 12 months.

Per-visit booking route. Pest experts in Delhi will tell you that for a household to stay genuinely pest-free, you need treatment roughly every 3 months. Skip a quarter and the cockroach population that was suppressed in February has fully rebuilt by May. So if you do this honestly, you’re booking 4 separate general pest control visits a year. Each per-visit booking for a 2 BHK runs around ₹999 ad-hoc. That’s 4 visits × ₹999 = ₹3,996/year. Plus, if pests return between visits, you pay full price again to get a re-treatment.

What’s included in every AMC visit

Each quarterly AMC visit is a full general pest control treatment — not a quick spray-and-leave. Same crew, same protocol, same chemicals as a per-visit booking. Here’s exactly what happens each time:

1. Walk-through inspection. The crew lead checks every room with you, identifies active hotspots (cockroach traces near sink, ant trails on counters, lizard droppings on walls, spider webs in corners), and notes anything new since the last visit.
2. Residual spray on wet zones. Kitchen counters, behind the fridge, around the sink, all bathroom corners, drain points, balcony washing area — sprayed with food-safe residual insecticide that stays active on surfaces for 60-90 days.
3. Gel bait at cockroach hotspots. Small dots of cockroach gel bait applied behind cupboards, in corners of cabinet bottoms, on the wall behind the microwave/toaster, and at every plumbing entry point. Cockroaches carry it back to the colony — kills the queen, not just the visible workers.
4. General insect treatment. Ant trail tracing and treatment, lizard and spider corner spraying, silverfish treatment in stored books / paper areas, house fly residual on window grilles.

AMC quarterly schedule we recommend for Delhi

Delhi has four distinct pest seasons, and the right AMC schedule lines up visits with the start of each one — not after the problem has exploded. Here’s the schedule we follow for every AMC customer unless you specifically ask us to shift dates.

Visit 1 — January (winter). Winter is when cockroaches retreat indoors looking for warmth, ants colonise heated kitchens, and rats move closer to garbage zones. January treatment knocks out the indoor population before it grows. Bonus: it’s the cleanest visit because there’s no humidity-driven re-infestation in the same month.

Visit 2 — April (pre-summer). April is the pre-build-up window before summer pest explosion. House fly, mosquito, and ant populations are starting to ramp up but haven’t hit peak yet. Treating in April keeps May-June from becoming unmanageable. This is also the right time to add a one-off termite check if you have a high-risk property.

Visit 3 — July (monsoon prep). The most important visit of the year. Delhi monsoon (July-September) is when cockroaches, mosquitos, drain flies, and silverfish multiply at peak rate. Treating just before the rains hit means the residual chemical is still active when humidity climbs. Skip this visit and you’ll fight pests all monsoon.

Visit 4 — October (post-monsoon). Post-monsoon is when termite colonies are largest, mosquitoes are at their year peak (dengue season), and rodent activity spikes as outdoor food supply drops. October treatment cleans up everything monsoon brought in and sets you up for a clean winter.

If your situation needs a different rhythm — say, a restaurant doing 6 visits/year, or a kothi doing two extra in monsoon — we’ll customise. But for 90% of homes, the Jan/Apr/Jul/Oct rhythm is what works.

Termite + bed bug + rodent — included or extra?

Honest disclosure: the standard AMC covers general pest control only — cockroach, ant, spider, lizard, silverfish, and house fly. Termite, bed bug, and rodent are not in the base AMC because they need different chemicals, different methods, and different time commitments. We don’t bundle them into the base price because that would force every customer to pay for treatments most don’t need.

But here’s the upside: AMC customers get all three add-ons at a discounted rate.

Termite add-on. Standard termite treatment is ₹2,499 for a 2 BHK as a one-off. AMC customers pay around ₹1,999-2,099 (15-20% off) and get priority same-day scheduling. The treatment is the same CIB&RC-approved chemical injection protocol — just at a better price.

Bed bug add-on. Standard bed bug treatment is ₹1,999 per room. AMC customers pay around ₹1,599-1,699 (15-20% off). Includes the same 2-round protocol (initial treatment + 10-14 day follow-up) and the same heat + chemical combo for mattresses, sofas, and cracks.

Rodent add-on. Rodent / rat control is ₹1,499 standalone. AMC customers pay around ₹1,199 (20% off). Includes the same bait station placement, snap trap setup, and entry-point sealing audit.

You don’t pay anything upfront for these add-ons — they’re just available to you at the discounted rate whenever you need them. Most AMC customers use 0-1 add-ons per year. Some kothis and restaurants use 2-3. The discount is automatic when you mention you’re an AMC customer at booking.

Free re-treatments inside AMC period

This is the safety net that makes the AMC genuinely better than per-visit booking, and it’s the part most customers don’t realise they’re getting until they use it.

What it means. If pests come back between two scheduled quarterly visits — you spot cockroaches in month 2 after the January visit, ants reappear in month 4 after the April visit, anything — we send a crew back to re-treat at no extra cost. No charge per visit, no questions about “was it really our miss?”, no debate about whether the population is “serious enough.”

Response time. Standard re-treatment scheduling is within 48-72 hours of your call. For urgent cases (restaurant with cockroach sighting before a health inspection, family member with severe insect allergy reaction), we push to same-day or next-day.

What’s covered. Free re-treatments cover the same pest types as the AMC — cockroach, ant, spider, lizard, silverfish, house fly. Termite, bed bug, and rodent re-treatments are not free even for AMC customers, but they’re available at the same discounted add-on rate.

Is there a limit? No hard limit. But we cap excessive callbacks at 3 between any two scheduled visits, which sits well above any legitimate use case. In practice, 70% of AMC homes never need a single re-treatment, 25% need one, and 5% need two. Three re-treatments between visits typically signals a structural problem (broken drain, unsealed garbage zone, neighbouring restaurant infestation) that we’ll flag and recommend you fix, not keep retreating around.

This is what stops the AMC from being a “pay once and forget” trap. You pay for 4 visits and end up getting whatever it actually takes to keep your home clean for 12 months.

Scheduled reminders — we call you before each quarterly visit

The biggest hidden value of an AMC isn’t even the price discount — it’s the fact that you stop having to track when pest control is due. Most per-visit customers tell us the same story: they meant to book pest control in February, but life happened, and by the time they remembered it was May, and the cockroaches had already taken over. The AMC removes that whole cycle.

Phone call 5-7 days before each visit. Our scheduling team calls you about a week before your next quarterly visit is due. We confirm the standard date works for you (or pick a different one in the same week), ask about any pest sightings since the last visit so the crew comes prepared, and lock in a 2-hour time slot. The call takes 2-3 minutes.

WhatsApp confirmation 24 hours before. The day before the visit, you get a WhatsApp message with the exact arrival time, the crew lead’s name and phone number, and a quick prep checklist (clear kitchen counters, secure any pets, open windows for ventilation post-treatment).

Crew lead calls 30 minutes before arrival. On the day, the crew lead calls when they’re 30 minutes out so you’re not waiting around. If something delays them, you know in advance.

Post-visit summary. Within a few hours of the visit, you get a WhatsApp summary with before/after photos, what was treated, what pests were observed, and any recommendations for the next visit or quick fixes you can do yourself (seal that gap under the sink, clean behind the fridge, etc.).

AMC for societies / RWAs (special pricing)

Societies and RWAs are where AMCs make the most financial sense — the math gets aggressive once you cross 10 flats, and we’ve structured two specific models for this.

Model 1: Society common areas AMC. The RWA signs one AMC covering basement parking, lobby, lift wells, terrace, garbage collection zone, and water tank area — not individual flats. Pricing is per visit based on the society’s total area, typically ₹7,999-19,999/year depending on size. Individual flats can opt in separately at the AMC-customer rate or remain on per-visit booking. Most useful for buyer-resident societies where the RWA collects monthly maintenance and pest control is bundled in.

Model 2: Bulk flat AMC. 10 or more flats from the same society sign up together and get an additional 10-15% discount on top of the standard AMC rate. So a 2 BHK that’s ₹2,999/year solo becomes ₹2,549-2,699/year as part of a 10+ flat bulk. The flats can be different sizes; pricing is per-flat. The RWA usually coordinates the signup and we collect from each flat individually.

Common areas + flats combined. Many of our RWA customers do both — one AMC for common areas, plus a bulk AMC for individual flats. The RWA gets one combined invoice each month, and there’s a further coordination discount. Our standard AMC is 12 months — 4 quarterly visits spaced roughly 3 months apart. We don’t sell 3-month or 6-month AMCs because the whole point of the contract is to cover Delhi’s full pest cycle: winter, pre-summer, monsoon prep, and post-monsoon. A shorter contract misses at least one critical season. If you want fewer visits, just book per-visit individually — that’s cheaper than a partial-year AMC. The 12-month structure is what makes the math work.

How do you remind me before each visit?

Every AMC customer gets a phone call 5-7 days before each scheduled quarterly visit, plus a WhatsApp confirmation 24 hours before. The call is from our scheduling team — we confirm the date works for you, ask about any pest activity since the last visit, and lock in a time slot. Can I cancel mid-AMC and get a refund?

Yes — we do pro-rata refunds for AMCs cancelled mid-contract. The formula is: paid amount minus the per-visit value of visits already used, minus a 10% processing fee. So if you paid ₹2,999 for a 4-visit AMC and cancel after 2 visits, you’ve used 2 visits worth around ₹1,500 at AMC rates, and you get back ₹2,999 - ₹1,500 - 10% = approximately ₹1,349. There’s no penalty beyond the standard processing fee. We don’t trap customers in contracts — if you’re moving out of Delhi or not satisfied, the refund process takes 7 working days.
