How Often Should You Clean Your Water Tank?

Sector 3 mixes DDA flats with a growing number of rebuilt builder floors, so alongside the shared CGHS tanks there are many small individual overhead tanks — one per floor or flat. DJB piped water is the main source with borewell backup, and the smaller tanks tend to grow algae faster because they sit uncovered in the sun on the builder-floor terraces. We routinely find a green tint on the walls and a biofilm at the waterline that needs scrubbing and sanitising, not just draining.

For a standard 1000-litre overhead tank, the whole job takes about 90 minutes from doorbell to pack-up. Underground sumps take longer — usually 2 to 2.5 hours depending on sludge. You don’t need to provide anything: we bring our own water for the rinse, vacuums, jet pumps, food-grade disinfectant and gloves, and send before/after photos on WhatsApp.
A rebuilt builder floor in Sector 3 usually has its own 500-1,000L overhead tank per unit, which sun and dust turn algae-green within months. We drain, scrub off the biofilm, sanitise and refill in under an hour. A single builder-floor tank is ₹699-1,499 by size and roof access. If a whole four-storey building books all its floor tanks together, we discount the batch. Adding a small ground sump takes it to ₹1,500-2,500. These small tanks are best cleaned every four to six months given the exposure.
The older DDA blocks in Sector 3 still run one shared overhead tank per staircase feeding several flats. That shared 5,000-7,500L unit costs ₹2,500-3,000 and the residents split it per flat at around ₹150. Where the block also has an underground sump, the combined overhead-plus-sump clean is ₹4,500-6,000. We also do move-in cleaning for a freshly bought builder floor so the new owner starts with a sanitised tank; that is priced with the standard per-flat rate.
