Big plots, big tanks — NFC’s usual setup

NFC and Maharani Bagh have some of South-East Delhi’s biggest residential plots. Most kothis here have substantial underground sumps (3000-5000 litres) plus rooftop overhead tanks. Cleaning a full setup takes 2-3 hours but the water clarity afterwards is night and day. Most owners we’ve worked with say it’s the first time they’ve actually seen the bottom of their sump.

Why NFC kothis often have the worst-neglected sumps in Delhi

It sounds counter-intuitive given the wealth in this area, but NFC sumps tend to be among the most overdue we encounter. Three reasons:

• The sumps are huge — 3,000-5,000 litres. The water turnover is slower, so stagnation issues are more pronounced
• House staff often handle "cleaning" — which usually means a quick splash-and-rinse every couple of years, not real cleaning. Owners assume it’s being done and don’t check
• Out of sight, out of mind — the sump is underground, the overhead is on the roof. Nobody opens either unless there’s a problem with the water

We’ve cleaned NFC sumps where the bottom sediment was 6+ inches thick — corresponding to a decade of accumulated dust, sand, and biological matter. The water stored above it was technically usable but visibly tinted. Once cleaned, families are surprised at how clear the morning water actually looks.

The NFC kothi cleaning — what we actually do

For a typical NFC bungalow with a 4,000L sump and 1,500L overhead, here’s the standard 2.5-3 hour visit:

1. Inspect both tanks, take before-photos (10 min)
2. Drain the sump — pump usable water into temporary storage drums for non-drinking use, dispose of dirty bottom layer (40 min)
3. Manual scrubbing of sump walls and floor with food-grade brushes (45 min)
4. Jet-wash sump, vacuum residual water, apply food-grade disinfectant (35 min)
5. Same process for the overhead tank, sequentially (50 min)
6. Final inspection, after-photos, refill, service certificate (15 min)

You don’t need to be home throughout. We coordinate with one person — either the owner, a family member, or the house staff — for entry and rooftop access. Photos and certificate go to the owner on WhatsApp regardless of who’s present.

"We have multiple kothis (one in NFC, one in another colony) — can you do all in one trip?" Yes, and there’s a 15-20% discount for booking 2+ properties together. We schedule the visits same-day if locations are within South Delhi.

"Our staff will be home but family is travelling. Can we book remotely?" Absolutely — this is common. We confirm pricing on WhatsApp, you pay UPI or bank transfer, we coordinate access with whoever is at the house. Photos and certificate are shared with you wherever you are.

"What about water testing for the residual chemicals?" The disinfectant is fully rinsed before refill, but for peace of mind we can arrange a third-party lab test of post-cleaning water for ₹800-1,500. Useful first time, optional after.
