Old kothi sumps in the North and South Blocks, plot-house overhead tanks in the inner lanes, Panchsheel Enclave bungalows — we clean tanks across every Panchsheel Park pocket. ₹600 starting, same-day usually possible.
Panchsheel Park is one of the older planned South Delhi colonies, built between the 60s and 80s, near Hauz Khas. Mostly plotted bungalows with underground sumps under driveways or front lawns, plus rooftop overhead tanks. The colony is well-laid-out — wide enough lanes for our vans, named blocks, easy navigation. Water is mostly DJB pipeline with borewell backup.
Most Panchsheel Park residents have been here decades, which means a lot of the underground sumps are 30-40 years old and haven’t been opened in living memory. The first call we usually get is for a sump that the family wants to “just check” — and what we find is the standard 4-8 inches of accumulated sludge plus, sometimes, a lid hinge so rusted it needs to be cut off.
Panchsheel Park residents tend to be long-time residents — many families have been in the same house for 25-40 years. That means the underground sumps almost always fall into the “never properly cleaned” category. The lid is sealed under the driveway, the hinge is rusted, nobody knows where the access point exactly is anymore.
These first-clean jobs are routine for us in Panchsheel Park. Takes 2.5-3 hours per sump, includes lid replacement if needed (₹500-700 extra). What we find inside: usually fine — these were well-built sumps. The sediment just needs removing. Once cleaned and set up on an annual contract, subsequent visits are 60-90 minutes each.
Standard Panchsheel Park tank: about 90 minutes door-to-door for an overhead tank, 2-3 hours for a combined sump + overhead. We bring everything — vacuums, jet pumps, food-grade chlorine disinfectant, scrubbing brushes, rinse water. After cleaning, before-and-after WhatsApp photos and a GST invoice.
"Our Panchsheel Park bungalow has the sump under the driveway and we can’t find the lid anymore. What now?" More common than you’d think. We bring metal detectors and old plot drawings if available. If the lid is genuinely buried, we’ll either locate it (usually takes 15-20 minutes) or in rare cases work with a contractor to break and reseal the driveway. The cleaning itself doesn’t change in price; locator and minor concrete work is quoted separately if needed.
"We’re considering renting out our Panchsheel Park kothi — should we get the tanks cleaned before tenants move in?" Strongly recommended yes. Tenants noticing dirty water in the first month is a quick way to get into a maintenance dispute. Combined sump + overhead cleaning before move-in is ₹2000-2500 and sets the new tenant relationship on the right foot. We also provide a clean-water certificate you can share with them.
"How often should an old Panchsheel Park kothi tank be cleaned?" Overhead tanks: every 6 months. Underground sumps: every 12-18 months for older kothis (less for newer construction). Most established Panchsheel Park families settle into an annual contract with us — 2 overhead cleanings per year + 1 sump cleaning, typically ₹3000-3500 total with the discount.
