Tughlakabad is unusual because it’s really two areas in one. Tughlakabad Village — the older settlement near the Fort — is mostly plot houses and kothis built between the 60s and 80s, almost all with underground sumps plus rooftop tanks. Tughlakabad Extension is the planned DDA colony on the other side, much denser, mostly 4-storey buildings with individual flat tanks. The two patterns need completely different cleaning approaches, but the price stays the same.
What unites them: a lot of these tanks haven’t been opened in years. Tughlakabad Village kothis often have sumps that were sealed under driveways when the house was built and never touched since. DDA Extension tanks tend to get neglected too because the buildings don’t have active RWAs pushing for regular maintenance. We get a lot of first-time-in-many-years calls from this area.
If you live in a Tughlakabad Village kothi built before the 90s, there’s a high chance the underground sump beneath your driveway or front yard has never been properly cleaned. We get this call constantly — family decides to “just check” on the sump and finds 4-8 inches of sludge that’s been there since the house was built. Sometimes the lid hinge has rusted and we have to break it open.
The good news: the sump itself is almost always structurally fine. The cleaning takes 2.5-3 hours for first-time-in-many-years jobs (versus 90 minutes for a regularly-cleaned tank), and the price is ₹1500-2500 depending on size. Sometimes we recommend replacing the lid at the same time — ₹500-700 extra — because 30-year-old plastic lids are usually cracked even if they still look okay from above.
Tughlakabad Extension is mostly 4-storey DDA buildings, each with its own rooftop tank. Most are individual flat tanks (one per apartment) — clean booking, ₹600-750, 90 minutes. A few buildings have shared overhead tanks serving the whole block, which need RWA or building maintenance approval, but that’s rarer here than in newer DDA colonies.
